A warm welcome to all our present and future investors from a cold, wet and blustery Lyceum site. 2023 will see the completion of this grade II listed building, which will provide luxury living in the heart of the Northern Powerhouse.
We are pleased to announce that negotiations with our tier one funder are in its final stages of completion, which will afford us the luxury of ample resource to accelerate the programme to deliver this prestigious project to the satisfaction of all our stakeholders.
On site, although the weather has made its best efforts to hamper progress, the site team have been proactive in removing some small trees from the east of the site in order to complete the gabion wall. This is all in preparation to commence the structural works.
The coming weeks will see the excavation and pouring of concrete pad foundations, commencing from the front of the new structure, working back to the car park area of the site. This will then facilitate the erection of the structural steel frame, with floor decks installed at each level.
All works will be carried out under the watchful eye of our structural warranty provider, Advantage and building control inspectors – Stroma.
We are also working closely with our heritage consultant to adopt a sympathetic approach to all associated works to improve and stabilise the two listed facades.
Offsite the commercial teams have been working relentlessly on placing orders, and we are delighted to announce that around 75% of all works packages have now been secured from a list of approved contractors and suppliers.
Alongside this, our sales team are reporting an unprecedented bumper month in January, which goes to highlight the confidence in the market, despite media forecasts, with only a couple of units left to sell on this amazing scheme.
As we look ahead to spring, the shoots of the Lyceum will speedily rise from the ground, and we are excited to play a significant role in the regeneration of this historic building, whilst providing luxury living for residents for generations to come.
Please keep a watchful eye for our next monthly update where once again we will provide progress images, as works become three dimensional and we add to the impressive skyline of Salford.
