Bastion Point Construction Update - 04/03/22

We’re pleased to announce that work onsite at Bastion Point, Naylor Street have commenced, with Structural Engineers and investigation teams carrying out exploratory works.

An un-exploded ordnance expert (UXO) has also been consulted prior to any drilling, to investigate the possibility of any incendiary devices being present in the location resulting from the last World War.

Surveyors on site have marked setting out positions of structural components highlighting the accurate position of where trial holes are to be located.

Shallow borehole drilling has been completed, with a deep borehole drilling rig now in place with the capacity to dig 30m below existing ground level.

Each bore hole is analysed, recorded and laboratory tested to ensure a clear and concise report can be produced to ensure an efficient foundation solution. Trial holes are then sealed with a cementitious grout for safety purposes. The proposal will then be submitted for building control approval.

Information received is constantly fed back to the Structural Design team to determine the most effective design for all structural elements of this forthcoming prestigious project.

The construction programme is now being formulated, and the procurement of services and materials will then follow in-line with the build programme, allowing the next stages of construction to be completed in a timely manner.

The design team are collaborating closely on the finer elements of the building envelope to ensure quality and efficiency are optimised.

Throughout April the design team will be actively working to get to RIBA stage 4  (Drawings and Technical Specification for Building Works), when finalised details will be received and submitted from both Structural and Fire Engineers.

Our appointed Mechanical & Electrical consultant is compiling a detailed specification on how the completed building will meet the current

performance legislation, using the most efficient and eco-friendly solutions available, to ensure

comfort, safety and economy for our end user.

The development team are working on the forthcoming appointments of an Archaeologist, Ecologist and Planning Consultant to take the development to the next stage.

All members of the team are working in close liaison to discharge all pre-commencement conditions, prior to a meaningful start for Summer 22.
